Upon booking with StarNight Suites™, you are deemed to have read and accepted the following Terms and Conditions in full.Enquiries: guestenquiries.starnightsuites@gmail.comID Required: Valid passport or driving licence at check-inConfirmation: Your booking invoice acts as a receipt and contract confirmationThis Agreement ("Agreement") is legally binding between the Guest and StarNight Suites Ltd from the date of booking.Date: {todays_date} 1.    Booking & Payment Full payment is required in advance. Credit card details are held on file to cover damages. You may request to extend your stay at any time, subject to availability. No extra fees are charged for last minute bookings. Payments can be made by bank transfer or credit/debit card in GBP. Bookings under 4 weeks must be paid in full upfront. All prices quoted are in UK Pounds Sterling and are correct at the time of publication. Payment must be made in UK Pounds Sterling. Bookings using a credit/debit card must be made by, or with the consent of the cardholder. Guests must be over 18 years old to make a booking with StarNight Suites™. For stays over 4 weeks, payment is made in full, unless booked via a third-party platform (Airbnb, Booking.com, etc.) in which will be 4-week blocks, due every 28 days. This is important to avoid any alternative guests booking in this period. Failure to make payment of the booked dates may result in Holding deposit being taken.2. Holding Deposit Taken by way of a credit/debit card. We reserve the right to take a refundable deposit:•    £150 for short stays•    £200 for stays of 2-3 weeks •    £200 per month for stays longer than 28 daysDeposits are refunded within 3–5 days of check-out after key return and inspection for damages.3. Cancellation Policy•    For direct bookings the guest will be charged the total price of the reservation if they cancel at any time.•    Any stays longer than 28 days, guests are able to cancel 30 nights before however after this, they will be charged 100% of the blocked dates/ reservation.•    Bookings through Airbnb or other platforms follow their cancellation policy We strongly recommend guests hold travel insurance.•    No refunds will be made for non-arrivals. Depending on the reasons for your cancellation, you may be able to reclaim cancellation charges from your insurance company if you have taken out travel insurance. We strongly recommend that clients purchase adequate travel insurance. Regrettably, for the reasons given above, we have to treat any curtailment of your stay as a cancellation. •    In exceptional circumstances it may be necessary for us StarNight Suites™ to cancel a booking, in the event of this we shall make all reasonable efforts to offer a refund or credit.4. Amendments to Bookings Guests may request changes; such as early check-in / late check-out / date changes - we will accommodate where possible but may enquire additional charges. Early departure of more that 24 hours is treated as a cancellation unless agreed otherwise. If on any occasion the guest vacates the apartment early and wishes to terminate the remainder of their stay, this must be confirmed in writing and the keys be returned on the new agreed check-out date. Charges apply for unreturned keys/fobs/permits.5. Facilities & Services Furniture and fixtures must remain in the apartment. Items must not be removed or dismantled.6. Entry & Inspection We reserve the right to access the property with a minimum of 24 hours’ notice for inspections, maintenance, or viewings. Emergency access may occur without notice such as reasonable belief that there is imminent danger to any person or property.7. Services We cannot be held responsible for failure or interruption of services within or outside of the apartment or development building – this includes utilities, appliances and communications (Washing Machine, Tumble Dryer,Dishwasher, Television, Broadband, Wi-Fi, Electricity, Water, and Heating). We cannot be held responsible for inconveniences such as noise, access or supply of services caused by engineering or repair works within or in another part of the property.If there is an interruption to any services, once we receive a notification, we will use all reasonable efforts to rectify the issue within a reasonable period of time. Facilities and services in common areas within the building (i.e. lift, door system) are the responsibility of the building managers and not StarNight Suites™.Wireless broadband (Wi-Fi) is available in all apartment locations and is provided free of charge. We cannot guarantee connectivity at any given time; however we endeavour to maintain the hardware and connection within all apartments. If there is a fault with the hardware provided (wireless router) we will give support and maintenance. If the fault is deemed to be with the guests hardware/devices, support will not be available. If the Broadband is damaged or key/fob code is removed, taken or lost upon check out you will be charged £50 for the inconvenience and the replacement.We reserve the right to add or remove any of its services without prior notice. We endeavour to have each apartment cleaned and ready for new guests by the check in time, however on rare occasions and in the event of staff shortage there may be a delay in cleaning. In the event of this, guests will be given access to the apartment from the check in time and the apartment will be cleaned as soon as possible. No compensation will be given for this. 7.1. Extra BedsThe number of people permitted to occupy each apartment is limited to the number of beds. In some properties extra beds can be provided and this will be at an extra charge to be agreed at the time of booking. A travel cot can be provided and delivered to the apartments at an extra cost (agreed at the time of booking and subject to availability). This must be booked at least 48 hours prior to arrival. We cannot guarantee availability at short notice and cots can only be delivered within office hours (9am-6pm Monday-Friday). Cot beds are only provided for infants aged 12 months and under you must supply your own bedding, pillow and duvet for the cot.7.2. Extra LinenLinen will be provided 1-2 times a month. Any extra bed linen can be provided at a cost of £15.00 per set. Extra towels can be provided at a cost of £15.00 per set. Extra linen must be ordered within office hours (9am- 6pm Monday- Friday) and can only be delivered within these hours.7.3. Maid ServiceA clean of £40 is taken as part of the overall sum total of the booking, performed at the end of your stay. Weekly maid service can be provided at an extra charge for stays of 2 weeks or more. This service includes cleaning the apartment and refreshing the bed linen and towels.7.4. Emergency Call OutsThe emergency number is provided to give guests a direct line to a maintenance manager, this number is only to be used for emergencies (Power Cut, and Lost Keys/Keys Left at the House), we reserve the right to charge the guest a call out fee of £150. For emergencies such as a flood or fire we reserve the right to charge the guest a call out fee of £250.7.5. Luggage & Mail StorageWe do not provide any storage facilities for luggage or personal belongings, including post or packages. We cannot under any circumstances accept any of these items. We do not provide keys to the apartment post boxes, the post boxes are checked regularly and if requested, post will be delivered to the apartment, otherwise it is returned. There is no mail forwarding service if the guest has checked out already.7.6. Hot Tub ServiceIf you are booking our property with a hot tub, We provide full instructions on how to use the hot tub and how to maintain the hot tub during your stay. Failure of usage of the hot tub may result in full deposit being charged. We will not be liable for any unforeseen circumstances if any rules are not followed accordingly. Any damage/breach to our hot tubs will cause full deposit to be charged. By signing these terms and conditions you are agreeing to the above.8. Occupancy Limits Guest numbers must match the booking, all of whom shall comply with the conditions imposed upon Guest under this Agreement. Unauthorised guests will incur a £40 per night charge per guest. Any additional guests that enter the property that was not mentioned when booking will be classed as a party/gathering and the full deposit will be charged and the stay will be terminated with immediate effect. The apartment cannot be re-let/sublet to any other group/party without the written approval of StarNight Suites™. We reserve the right to refuse admittance or terminate the stay in the property to the hirer and their party if they are in breach of this condition.9. Car ParkingEach property has 1 parking bay - only if stated when booking; the request will have to be looked at closer to the time due to property availability. If available it will be open from 3pm on the day of Arrival and must be vacated by 11am on the day of departure unless otherwise agreed in writing at the time of the booking with StarNight Suites™. If no parking is available on that day, there is on street parking for guests, payment is up to £8 per day and required until 6pm, may differ per property.10. CCTV on entranceWe have CCTV cameras that only cover who comes in and out of our properties. This is to protect us from unauthorised guests coming into the property, parties and any other illegal activities. Also to protect you from many safety reasons. Moving, adjusting or covering the CCTV can result in immediate eviction and deposit being Charged. 11. Check-in/Check-out & Keys•    Check-in: from 3pm. Check-out: by 11am (except if it is agreed differently - we will do our best to accommodate you, subject to availability). •    Late check-out without notice may result in additional nightly charges. Fees apply for lost or unreturned items:•    Parking Permit: £180 (availability depending on the property booked). •    Keys/Fobs: £50-£180 depending on type - All guests are given one set of keys (and fobs etc), unless a second set is pre-arranged when booking. Second set’s can be arranged after check-in but this is an extra charge and at the discretion and availability of the StarNight Suites™ management.If there is a delay in departing, StarNight Suites™ reserves the right to charge for an additional night’s stay for every day the keys are not returned (in the case of long term bookings, the guest will be charged until the end of the next payment cycle). In the event of a non authorised late check-out or refusal to vacate the apartment by the booked check-out time, we reserve the right to remove all persons and property from the apartment.12. Damages & Additional Charges Damage caused by guests may be charged to the card on file. In the event of any breakages or damage discovered whilst your stay or after you vacate, we will notify you by e-mail or telephone immediately or within 10 days of your departure, providing a detailed breakdown of the damage and where possible a cost of rectification. Where possible, photographic evidence will also be supplied. It is your responsibility to check all items & ensure that there is no damage to these items.LOST, DAMAGED OR NON RETURNED PARKING PERMITS WILL BE CHARGED AT £180 EACH.LOST, DAMAGED OR NON RETURNED KEYS/KEYCARDS WILL BE CHARGED AT £50.LOST, DAMAGED OR NON RETURNED ELECTRONIC PARKING FOB WILL BE CHARGED AT £180.LOST, DAMAGED OR NON RETURN DOOR SENSOR FOB WILL BE CHARGED £180.The property should be left in a reasonable state on departure, if (at our absolute discretion) we consider additional specialist cleaning is required (for example carpet cleaning to remove a stain), we will charge an additional fee of up to £150. When the duration of the booking is in excess of 28 days, a discretionary final cleaning charge of up to £150 may be charged. If the property is deemed unfit for occupation, you will be obliged to pay compensation to us for loss of revenues in addition to the costs of cleaning and repair. Any stains on linen that cannot be removed by our laundry will be charged from the deposit. We reserve the right to Charge £150 for specialist cleaning to a property and/or its contents where it is left in an exceptionally bad condition or if we believe smoking has taken place in the apartment.13. LiabilityWe take our duty of care seriously and aim to provide a safe and secure environment for all guests.While guests are responsible for the security of their personal belongings, we do not seek to limit or exclude liability for personal injury, loss of life, or damage to property where such loss is caused by our negligence, or that of our staff or contractors, as required under UK consumer law.Guests are advised to have appropriate insurance in place to cover personal possessions, accidental damage, and travel-related issues. We do not accept liability for any loss or damage to personal items that occurs as a result of actions outside our control or due to failure to follow the terms of stay.In the event of unforeseen circumstances (force majeure), including but not limited to fire, flood, war, pandemic, or other events beyond our reasonable control, we reserve the right to cancel or modify the booking. While we will always act reasonably, we cannot be held responsible for any associated loss or expense incurred by the guest as a result of such events.Items left in the property after the agreed departure time are left at the guest’s risk. We do not guarantee safekeeping of forgotten items but will attempt to return them at the guest’s request and expense.Nothing in this agreement affects your statutory rights under UK consumer law.13.1. Insurance & LiabilityStarNight Suites maintains appropriate insurance for the property, including:·       Contents Insurance·       Public Liability Insurance·       Employer’s Liability InsuranceGuests are responsible for the care of the property and its contents throughout their stay. Any damage caused by negligence, misuse, or breach of house rules may result in deductions from the security deposit or claims submitted via Airbnb’s Resolution Centre.While we take all reasonable steps to ensure safety and security, guests are advised to obtain personal travel or contents insurance to cover their own belongings, as we cannot be held liable for loss, theft, or damage to personal items unless caused by our negligence. The guest agrees to be responsible for any damage to the property or its contents caused by them or their guests due to negligence, misuse, or breach of house rules. In such cases, the guest may be liable for reasonable repair or replacement costs.In the event of an accident, injury, or dispute, we will cooperate with third party resolution processes (where applicable) and comply with our obligations under UK consumer protection law, including our duty of care to guests.If you are booking for, as or on behalf of a business or business employee, that business shall indemnify us Against all liabilities, costs, expenses, damages and losses (including any direct or indirect consequential Losses, loss of profit, loss of reputation and all interest, penalties and legal and other reasonable Professional costs and expenses) suffered or incurred by us arising out of or in connection with your, or Your businesses, breach or negligent performance or non-performance of these terms and conditions. If you Are booking for, as or on behalf of a business or business employee, our total liability in contract, tort (Including negligence or breach of statutory duty), misrepresentation, restitution or otherwise arising in Connection with the performance or contemplated performance of your booking shall be limited to the fees Paid to us under your booking. We shall not be liable for any failure or delay in performance of our obligations which results directly or Indirectly from any cause or circumstance which is beyond our reasonable control, including (but not Exclusively) act of God, outbreak of hostilities, riot, civil disturbance, acts of terrorism, revolution, the act of Any government or authority (including but not limited to refusal or revocation of any licence or consent), Fire, flood, lightning, explosion, fog or bad weather, interruption or failure of a utility service (including but Not limited to electricity, gas, water or telecommunications), renovations undertaken at the property, strikes, lockouts or boycotts, embargo, blockade. Other than in relation to death or personal injury caused by our negligence, or any other liability that by law Cannot be excluded or restricted, our liability to you in relation to these conditions is limited to the higher of (I) GBP £500; and (ii) the value of the booking made with us. 14. Injury or LossStarNight Suites™ takes reasonable steps to provide a safe and secure environment for all guests. We accept liability for personal injury or death caused by our negligence or the negligence of our employees or contractors, as required under UK law.Guests are responsible for the safety of their personal belongings during their stay. StarNight Suites™ is not liable for loss or damage to personal property unless caused by our negligence.We will not be held responsible for disruptions caused by events beyond our reasonable control, such as mechanical breakdowns, power failures, illness, or interruptions to public utilities. In such cases, we will make every reasonable effort to resolve issues promptly.Nothing in this clause affects your statutory rights under UK consumer law.15. Law & JurisdictionThese conditions and terms of contract and all matters arising therefrom are subject to the Law of England and Wales and in the event of dispute; the client will be subject to the Exclusive jurisdiction of the courts of England and Wales.16. Termination by StarNight Suites™StarNight Suites™ has the right to terminate a booking at any time on the grounds of Partying, playing loud music, General Nuisance Behaviour, Abusive to staff or other neighbours/guests, mistreatment of the apartment, non payment or criminal activity on the Part of those occupying the apartment or their guests. In such circumstances, StarNight Suites™ is not obliged to provide or locate alternative accommodation. The period of notice is at the discretion of StarNight Suites™. Deposit may be charged for negligence.17. Complaints Please report complaints to our office within 24 hours by email (seen on page 1). We will act promptly. Complaints after check-out may not be considered.18. Rights of AccessRepresentatives of StarNight Suites™ or their subcontractors have the right of access to the property at any time (giving 24 hours notice to the guest, unless in emergencies), with due regard to the convenience of the hirer, for the purpose of inspection of the property and to carry out any essential repair or maintenance work.19. PetsRegrettably no pets of any kind are permitted under any circumstances. The client is liable for any infringement of this rule. StarNight Suites™ Management has the right to terminate your stay, if they deem such behaviour has occurred. In the event of such a breach, No refund will be made if such behaviour is deemed to have occurred. A surcharge of £180 will be made if evidence of pets is discovered in the apartment.20. Smoking and BalconiesSmoking is permitted on external balconies/rooftop gardens that were present in an apartment only. Smoking is not permitted in the apartments or in the internal communal areas of the apartment blocks. A surcharge of £180 will be made if evidence of smoking is discovered in the apartment.The use of barbeques, fire pits, patio heaters and other naked flames are NOT allowed on balconies, use of these items can lead to ignition and external fire spread. Items such as furniture, storage and decorative items should be kept to a minimum on balconies. This helps to prevent flames from spreading in the event of a fire. If a fire was to break out on your balcony, it could spread much faster; keeping items to a minimum reduces the number of ignition sources.The use of fireworks anywhere within the development especially on balconies is NOT allowed; fireworks can present an unacceptable risk of fire spread, when stored on balconies and used from balconies.21. Legal Jurisdiction This agreement is governed by the laws of England and Wales.22. Security of TenureAll properties are occupied as serviced accommodations and on this basis no rights of tenancy are created, they are exempt from security of tenure under the Rent Act. StarNight Suites™ reserves the right to access the apartment and or terminate your stay at any time without prior notice if it deems necessary.Guest shall not assign or sublease the Property or permit the use of any portion of the Property by other persons who are not family members or guests of the Guest and included within the number of and as permitted occupants under this Agreement.23. Use of Property You as the guest shall use the Property for residential purposes only and in a careful manner to prevent any damage or loss to the Property and keep the Property in clean and sanitary condition at all times. If guests would like to deposit of rubbish it must be done so correctly. Not to keep or deposit any rubbish at the Building, except suitably wrapped and sealed and placed in a dustbin in the Refuse Area. Large items must not be left in or around the bin store or car park. If any apartment is found responsible, the removal costs will be recharged to the owner.Guest and any additional permitted guests shall refrain from loud noise and shall not disturb, annoy, endanger, or inconvenience neighbours, nor shall Guest use the Property for any immoral, offensive or unlawful purposes, nor violate any law, association rules or ordinance, nor commit waste or nuisance on or about the Property, including not to bring or keep any inflammable, explosive, dangerous or offensive substances or goods onto the Property or Building.*No illegal substances being used on-site, including strong odours in communal areas and the discovery of nitrous oxide canisters left in the outdoor courtyard. If individuals responsible are identified, they will be held accountable, and the costs of any clean-up or related work will be recharged to the relevant apartment.*It has come to our attention that residents are removing brackets from the AOV (Automatic Opening Vent) system in order to access the roof area for roof parties. This is life-saving fire safety equipment, and tampering with it is both extremely dangerous and a serious breach.Should this behaviour continue, then please be aware that we will recharge the cost of inspections and system reset to the apartment responsible and escalate the matter.*You and your party must comply with any rules and regulations set by us. We recommend that you take time to familiarise yourself with the safety procedures in the apartments, the building and local area, paying particular attention to fire evacuation details and security. Contact the fire brigade immediately. *You and the other members of your party are responsible for payment of rental, any charges made for use of facilities, such as additional laundry services, and for any other fees levied by us for the use of amenities;*Where internet or broadband connectivity is available, you agree to use such services in a responsible manner and not for any illegal purpose. Guests must have regard for other occupants in the building. No singing, dancing, playing intruments or equipmenys for making or reproducing sound to act in such a manner to cause annoyance to tenants/guests in the building or car park. No parties, loud music, or illegal activities are permitted - where necessary, reporting to the Police for further investigation. Group bookings may require pre-approval. Unauthorised use may result in StarNight Suites™ Management right to terminate your stay if they deem such behaviour has occurred. In the event of such a breach, no refund will be made, immediate eviction and full deposit captured. An additional fee of up to £150 will be charged for any extra cleaning to the property.Communal fire doors are not to be wedged open, as in the event of a fire they prevent the spread of fire and smoke to other areas of the building, thus allowing residents to evacuate safely.Communal corridors are to be kept clear of all personal items such as prams, scooters, doormats etc at all times. These items obstruct or restrict means of escape, and are a potential fire and trip hazard.Decorative door objects on the common corridor side of apartment doors are prohibited due to the risk they pose in the event of a fire. The majority of these items are made from combustible materials. FIRE EMERGENCY EVAUCATION PLAN In the event of a fire in your apartment: Immediately evacuate your apartment, leaving their personal belongings behind. Exit the building via the nearest staircase DO NOT use the lift, before assembling at the designated Assembly Point and contacting the fire service via 999.  All other apartments DO NOT need to evacuate unless it is deemed necessary by the Fire Service.   In the event of hearing a fire alarm from another apartment: Remain in your apartment with your apartment door closed until requested to leave by the attending fire service. Call 999 the emergency service will inform you if other calls have been received. Should you choose to leave do so by your nearest staircase DO NOT use the lift, before assembling at the designated Assembly Point.   In the event of hearing a fire alarm from the communal parts: Remain in your apartment with your apartment door closed until requested to leave by the attending fire service.  Call 999 the emergency service will inform you if other calls have been received Should you choose to leave do so by the staircase DO NOT use the lift, before assembling at the designated Assembly Point  On discovering a fire in all non-residential areas: ❖    Evacuate the building by the nearest fire exit ❖    Report to the nominated assembly point ❖    Ensure the Fire Service has been contracted  On hearing a fire alarm in a non-residential areas: ❖    Evacuate the building by the nearest fire exit ❖    Report to the nominated assembly point ❖    Ensure the Fire Service has been contacted Assembly point The assembly point is located on the street outside the car park entrance gates.  Arrival of the Fire Service Resident’s report to the Senior Fire Officer and hand over the following information: ❖ Confirmation or not of a known fire and its location ❖    Confirmation or not of any known missing persons and their last known position ❖    Any known injured persons ❖    Access points to the fire area and any known hazards.24. Promotional Codes Promo codes are valid only at the time of booking and cannot be applied after. Subject to change/expiry/refusal at any time.25. Website & Information AccuracyReasonable care has been taken that the content of our website (and/or other means of promotion or advertising) is correct but it is subject to amendment at any time without notice. All content on our website (and/or other means of promotion or advertising) is published in good faith. We do not warrant that the content of our website (and/or othermeans of promotion or advertising) accurately or completely describe any of the apartments. Our web site may link to other websites and we are not responsible for the data policies, content or security of these web sites. You should note the following points about our property:*Properties are individual and vary in style, size and layouts so furnishing details are not uniformly standard. Although accommodation and location are confirmed in advance, the exact apartment cannot be guaranteed prior to arrival and can be subject to change at any time;*Our website (and/or other means of promotion or advertising) may contain a plan of the layout of the apartment. The plan will only be a general representation of the accommodation. Actual unit size, design, fixtures, furnishings and facilities may vary from those shown on the plan; We prime location lets have the right to add or remove any of its services or facilities without prior notice.26. Included As StandardStarNight Suites™ often provide toiletries & condiments on arrival, these are complementary and provided at the discretion of StarNight Suites™ Toiletries, condiments etc will not be replenished throughout the stay; it is not the responsibility of StarNight Suites™ to provide such items.As standard, StarNight Suites™ will often (but is not obliged to) provide the following on arrival; Towels per guest, Sample of washing up liquid, one toilet roll, one dishwasher tablet, one jay cloth, one bin bag, selection of toiletries, complimentary condiments.Store cupboards- These are for staff use only, any sundries removed from the cupboard willbe charged the individual cost per item. All items are stock checked after every visit.27. Acceptance of Terms All bookings are subject to these terms and conditions that are deemed to have been accepted in full by the hirer and all persons in the party. Payment of deposit and/or signature confirms acceptance of these terms. Nothing in this agreement affects your statutory rights as a consumer.If Guest should fail to comply with the conditions and obligations of this Agreement, Guest shall surrender the Property, remove all Guest’s property and belongings and leave the Property in good order and free of damage. No refund of any portion of the Total Rental Fee shall be made and if any legal action is necessary, the prevailing party shall be entitled to reimbursement from the other party for all costs incurred.GENERAL PROVISIONS This Agreement contains the entire agreement between the parties with regard to the rental of the Property, and any changes, amendments or modifications hereof shall be void unless the same are in writing and signed by both the Guest and the Rental Agent. This Agreement shall be governed by the laws of the United Kingdom. The words “Rental Agent” and “Guest” shall include their respective heirs, successors, representatives. The waiver or failure to enforce any breach or provision of this Agreement shall not be considered a waiver of that or any other provision in any subsequent breach thereof. If any provision herein is held invalid, the remainder of the Agreement shall not be affected. Any notice required to be given under this Agreement shall be in writing and sent to the contact information included herein. This Agreement may be signed in one or more counterparts, each of which is an original, but taken together constitute one in the same instrument. Execution of a digital signature shall be deemed a valid signature and considered legally binding.
